SOS analysis of draft Spit Master Plan including information and practical steps you can take in your online responses and at pop-up Community consultation sessions

Don't believe the hype!

Since Sunday when the latest incarnation of the Spit Masterplan was publicly announced, it has been interesting to see the various reactions from different parts of our community on both it's potential and impacts.

And while some in the local media have been screaming “jobs and growth, develop, develop, develop” and the Mayor's Office has been blatantly lying about their ability to build and fund the “World's First” CST on a shallow shifting sand bank in less than 5 metres of water, facing directly into the open ocean, it's not all bad.

Here at SOSA we have been going through the Masterplan with a fine tooth comb, and as a result over the next few days we can provide you, our members, with what WE think, should or should not go ahead within the different precincts.

Of course, there are the NON-NEGOTIABLES, such as;

NO CST – Mayor Tate - stop wasting the community's time, money and effort on such a ridiculous project, that will never work, never pay for itself and has the potential to destroy our beaches.

You want to prove it's a viable project Mr Mayor?

NO LIGHT RAIL TO THE SPIT - estimated success of the light rail is based on population density around it's hubs and stations. Both Goldlinq and the City of Gold Coast have already publicly stated that the Spit does not have the population/carrying capacity to warrant a spur line being built along it.

In other words, another waste of the local community's time, money and effort, and what for?

So that the development players in the area can utilise the “unlimited height/density” rule along the light rail route to develop the Spit with highrise.

 

 

NO DEVELOPMENT NORTH AND EAST OF SEAWORLD – appears to be covered, with the state government limiting activities to the existing commercial area.

3 STOREY HEIGHT LIMIT – again, appears to be covered, with the state government enforcing the existing south of Seaworld in the commercial area.

So while we may or may not be getting everything we want, it can be seen that for the first time in a very long time, the State Government has not only listened to the local community, but has acted on their concerns, and the only people stirring the pot, appear to be the people that didn't get their own way.

A massive thank you must go out to all of the volunteer community representatives and groups who have helped shape the Masterplan, and thank you too, to James Coutts and his team for reaching out on behalf of the State Government and facilitating this all-encompassing community engagement process.
